Clive Lane housing provides 101 new dwellings in Grangetown, Cardiff. Built by Hale Construction, the wholly affordable scheme provides a range of house types and flat types for Wales and West Housing Association.
Located next to IKEA, the scheme at Clive Lane is set on the site of an old railway siding and based on a legible urban layout that defines an attractive and well-used street-scene, free from the usual clutter and poor layout patterns of modern-day housing estates.
The length of the site results in a linear development of dwellings and a central road for access. To address this excessive length, several ‘break-out’ areas are designed into the layout, forming a series of intimate public places. The necessary high density is achieved by designing narrow fronted, deep plan dwellings which make effective use of the wider, eastern side of the road. As not to widen the plots, parking is set in front of the houses and gardens are kept to prescribed areas.
Responding to the nature of the urban context, the proposals continue the relatively low-rise form of development seen in the surrounding area. Grouped around the entrance from Clive Street, however, are the four flats blocks. The larger scale provides a sense of arrival and exaggerated density at the ’gateway’ to the scheme.
The key objective at Clive Lane is to achieve a high standard of residential development that will stand the test of time, to provide dwellings that are of a high quality, and which sit comfortably within their context. As a result, the design of the apartments and houses reflect their suburban context but with the typology updated to provide a contemporary development with a unique character.
